In today’s world finding the right business help in terms of small business coaching or small business consulting can be a daunting task. And, to grow a small business and to have a successful small business long term, finding the right people to support you is critical. And, in today’s highly specialized world finding these people and the business help you need can be a challenge.

To start, what is the difference between a small business coach and a small business consultant? Here are some general guidelines. A small business coach works with who you are to accomplish what you want. A small business consultant works with a particular area of your business to help you get what you want. Before going forward I want one thing to be clear. Both these areas can have carry over into each other.

Here’s an example to help with the distinctions. To have a successful small business you need to have a good marketing program to generate sales. A small business consultant may come in and actually put together the program and work with you and in your office to implement it. And, very often there is a time line for the project such as 90 days. Once it is over it is over.

A small business coach would take a slightly different approach. He or she would look at who you are. They may certainly know of or have marketing programs in mind but their focus first and foremost is to discover what has the greatest probability of working for you based on who you are.

They realize that there are many great ways to market but that there is no one way that works for all. They believe that the best teaching experience is for you to actually implement the changes to get a true feel of what works and what doesn’t.

The small business coach would help you discover solutions that are best in alignment with who you are. This is similar to when you embark on change in your business. You must set yourself up for success by building your success around who you are.

The small business coach can help you do that. And, it requires a change in your thinking and a willingness on your part to be held accountable. Accountability in coaching is the fuel that will drive the engine of your small business success. And, very often, coaching is more of a long term relationship than consulting.

Remember, in taking your steps to business success, that different isn’t necessarily better. But, better is always different. Whether you choose small business consulting, small business coaching or something that is a blend, to grow small business you must always keep in mind what is best for the short term and long term.

Stress Management: Taking It Personally

Many big companies are aware of this and have taken steps to ensure through employee assistance programs and wellness plans that the average employee gets to work under at least a low stress environment, but there is no company that can create a completely stress free environment.

That leaves the individual to look after themselves to ensure that they adopt the right stress management tools that re right for them, and the experts suggest that you can build up your stamina through regular exercise as part of any good stress management routine, but they also suggest that more passive endeavors like yoga an meditation are great ways to release the stress that might build up.

Of course there are the old standbys and exercise is one of the most regarded of these stress management techniques. However, there are other techniques beyond exercise that work with a good physical regiment to make sure that you build up the stamina that you’ll need as a part of any successful stress management routine.

They suggest that eating a balanced diet is important and the eating several small meals a day as opposed to three big ones will reduce tension as well.

Real Estate Investing 101: The Top 10 Common Mistakes When Getting Started

Here’s the short list of what way too many beginner investors make as they struggle to learn how to do deals. The list is actually much longer but if you’re just getting started, focus on getting these top ten under control first.

In no particular order:

1. Winging it - almost every real estate course on available advises wannabe investors to fake it until you make it and just jump into action with no plan at all. That’s a big mistake that could cost your livelihood, reputation and bank account in a hurry, depending on how big your screw up is. Take at least an hour or two and jot down what exactly you want to see happen (yes, I’m talking about setting realistic goals here) and how you plan to make it happen. Bottom line, plan your work and work your plan.

2. Not building a team of professionals - if you’re considering beginning in real estate investing, more power to you! But realize that you can’t do it all alone. You’re going to need to build a team of pros who can help you along the way so that you can spend the majority of your time focused on money making activities. After all, making big money is the reason why you’re even considering beginning in real estate, right? Take your time and interview real estate attorneys, mortgage brokers, real estate agents, contractors, accountants (with real estate investor experience) and title companies so that when you’re ready to pull the trigger, you can fire at will without having to think twice.

3. Paying too much for a deal - you’re going to need to know what houses are worth in your own market. Forget about all of the doom and gloom that’s currently dominating the media these days. There’s no better time to begin investing in real estate than right now IF you know how to recognize a potentially high profit deal when you see one.

4. Setting up the wrong business entity or worse, doing deals in your own name - yeah, a lot of folks roll the dice when it comes to this topic but if you like to gamble, go to Las Vegas. Don’t risk possibly losing everything you own because you were too proud or lazy to do a little research (it’s not rocket science) to understand what corporate entity will work best for you and your investing goals.

5. Gunslinger in the wild west mentality - if you think that you can do whatever you want when you’re face to face with homeowners in distress, you would better have a sit down meeting with yourself (as Tony Soprano would say) and seriously think it over. Sure, big money is waiting for you to find it as long as you follow the rules. You had better believe that your local authorities will not appreciate you trying to shade the truth or outright deceive homeowners in distress. Most states have some sort of consumer protection laws in effect to protect unknowing homeowners from unscrupulous investors. There’s no need to be paranoid. Just be prepared.

6. Not researching title correctly or not at all - can lead you into a hole that you can easily find yourself buried financially. Learning to search title is easy once you understand what you’re looking for and where to find it quickly. You don’t need to pay a title company every time you have a question about a property. With a little bit of knowledge and practice, you’ll be able to know in minutes whether or not a deal is really worth doing or if it’s just a money pit in disguise.

7. No cash reserves - It’s all about the money so don’t ever forget that. True, you don’t necessarily need to use your own money but you will definitely need cash to make deals happen. Even if you only plan on flipping houses, you’ll need cash reserves for certain contingencies that will come up.

8. Not working on your education - This should go without saying but many folks try to start investing in real estate after watching some 2 hour infomercial on late night TV. Sure, you don’t need to go overboard and study without ever taking action on what you’ve learned but you also don’t need to spend thousands of dollars before you have your first deal under your belt but you should be diligent and continue to study. Study but then take MASSIVE ACTION!

9. Getting the numbers wrong - This one is a double whammy because so many well meaning folks getting started in real estate investing misjudge either their purchase numbers (overpay) or their fix up/holding expenses. Either mistake can practically instantly kill the proverbial golden goose.

10.Thinking that real estate investing is a way to get rich quick - Real estate investing is all about finding deals on a steady basis and keeping the deal pipeline filled at all times. Sure, as your skill level increases, you’ll occasionally find a grand slam of a deal but it’s important to focus your efforts on the more common singles and doubles (sorry for the baseball analogies) so that you will get rich slowly and steady. Don’t think for a second that every deal you do will be a six figure money maker.

There you have it. If you get started investing in real estate the right way and avoid these mistakes like the plague, you’ll be way ahead of 95% of all the other folks who fall for all of the empty promises of riches without effort that so many infomercial dream merchants insist on peddling on TV and the internet.

If your managers aren’t engaged in your business, then it’s likely their employees are not engaged either. That’s like having pilots in a cockpit flying blind.

The demands of today’s company leaders are high and intense with layers of complexity. In fact, most of your leaders are probably technically competent, but they lack experience and the effectiveness that make them truly good leaders who can keep their employees happy and consistently engaged in the core values and goals of the organization. So how do you keep your leaders flying with their eyes wide open?

Greater impact on the rules of engagement in your organization can be realized every day by your leaders’ ability to do these three things:

-Maintain and enhance employee self-esteem while dealing with everyday issues

These skills are so important. People need to know where they are headed on a regular basis - not just once a year or once a quarter. According to the U.S. Department of Labor, 76 million baby boomers will be eligible for retirement by 2011. So keeping great leaders and skilled employees is essential as the labor pool continues to shrink.

The IRS allows you to deduct a part of your travel expenses if your vacation is related to your business or will enhance your business. So if you are attending a business meeting somewhere or a conference that will enhance your business you can qualify for a deduction. Or if you as an individual needing some extra training to further your career or business you could write off these expenses, as well.

The thing to remember is that the seminar must enhance your career or business. Time is a factor in determining whether the IRS will consider your trip business related. So if your convention is four days you should spend no more than an additional 2-3 days seeing the sights.

Now what can be deducted:

1)If your trip is primarily for business, then you can deduct your travel expenses air fare, taxis, etc… So make sure that you have your convention or class paid for before booking your flight. Or if you are going to meet a potential client, then you should have this appointment set before making your travel arrangements.

Now if you are going to see a client, get that meeting in writing so that you have proof. Write to him to set your appointment and have him write you back confirming the appointment.

2) Any meals, hotels, etc.. during this business trip can be written off, as a cost of doing business.

There are a million and one ways of marketing. However the key to success in today’s market is to make sure that instead of trying to ’sell’ to your potential clients, you get their details, keep in contact and build a relationship with them.

This is called Lead Generation and it means that instead of a new customer just being a one-off bit of extra cash in your bank account, they become lifelong, happy clients who rave about you to all their friends!

Now there are two massive benefits to this approach:

1. The more happy clients you’ve got who are raving about you to their friends, the more referrals you’ll get. Which means you’ll get new clients calling you out of the blue all the time who are already sold on how great you are, instead of you having to work hard to find them and get them interested.

Most clients who book appointments with you both enjoy whatever service you provide and can clearly see the benefits of this service. If they didn’t, they wouldn’t have booked in the first place.

For example if a client books a massage, they can clearly want a massage and they know they will feel better afterwards. Or for someone who gets their hair cut, they know their hair is going to look better for it and they can look in the mirror afterwards and get proof of this.

What is the possibility that when that person comes in for their massage they think… “Gee this is great, my sore calf muscle is finally relaxing a bit. But you know what, after this, I’m not going to book in for at least another 6 months because I actually enjoy hobbling around when it hurts a bit”?

Not very likely. When that person books in for their massage they know its going to help them and they’ve got every intention of coming back again to ensure their calf muscle is fully rehabilitated.

And when that person comes in for their haircut, what’s the likelihood of them thinking… “Wow, I love this new haircut but I actually quite like it when the style grows out and there’s lots of split ends. I don’t think I’ll book another hair cut for at least 8 or 9 months”?

Again not likely or they wouldn’t have bothered booking their haircut in the first place.

In reality those people are probably thinking “gee, I must book in for often, my hair looks fantastic” or “wow my muscle is really relaxing, I must ask if I should come back next week to get it completely back to normal”.

So in our marketing processes, we need to educate our clients.

Show them you are the expert and give them the knowledge to understand how they can help themselves. It’s like the Chinese Proverb “Give a man a fish and he will eat for a day. Teach him how to fish and he will eat for a lifetime.”

If you take the time to build those relationships and you teach your clients WHY their hair starts to look a bit icky after a few months and HOW it is going to benefit them to book in more often, then they will make that decision themselves that they ought to book in more often.

And if you then start showing them what they can do in their day-to-day life to keep their hair looking good until their next appointment… they will respect you and trust your opinion.

And then if you are in regular contact with them, they will never go anywhere else. Because they trust you, they like you, you’ve been helpful to them and you take the time to share your expert knowledge with them.

Where to Buy Wholesale Brand Name Fashion

In order to secure profitable and consistent sources of quality discounted goods, it is important that one has a good grasp of how the industry works. Is is also recommended to have a local fashion broker to handle suppliers and all sourcing issues.

The term “wholesale” is here intended in a general sense meaning the purchase of fashion goods at discounted prices. In fact true wholesale technically does not really apply to the brand name fashion business, as goods are sold directly from the brand to retailers.

There are various ways to buy wholesale brand name fashion:
1)Purchase of stock, closeout and liquidations of garments from previous seasons collections.
In this case, the excess inventory is sold by the brand house directly to stock dealers in large quantities. These dealers then divide the lots and sell them to retailers or other smaller stock dealers.

These lots are the hardest to get and usually feed the top fish in the wholesale fashion business. The high minimum purchases of $20-30,000 keep many of the smaller buyers away though.

This type of stock applies to many casual brands (for example Diesel jeans, Replay jeans, Ck, top name suits) but rarely to top name ones such as Gucci, Fendi, Prada, Chloe, Ferragamo. These top brands infact tend to retail leftover stock directly through their own outlet stores.

2)Purchase of stock from end of season inventory.
At the end of each fashion season, there are wholesale dealers who go and clean up retail stores, hundreds of them at a time. All the goods end up in a warehouse from where they are sold to discount fashion retailers. This type of stock has high discount but lots are not very consistent (available styles sizes and colours are often limited and unpredictable) and item selection has do be done in person at the warehouse.

3)Buy current season or order next season collections through authorized retailers who have an account with the brand house.
Most fashion brands, do not wholesale, they only sell to retail dealers who have an account with them.

Some of the larger retailers when they place their orders to the brand, they place some for themselves and some extra to sell on the international market. These surplus orders are what you can profitably purchase at a good discount because by selling to foreign buyers the dealers can quickly recover cash flow.

Some dealers offer packing lists with photos for purchasing current season goods. To place orders for next season collections instead it is necessary to visit in person as photos are not usuallly circulated until season has begun.

4)Buy directly from the brand through your own account.
This is next to impossible for most as the allowed number of retailers is already saturated in most countries for famous brands.

It is often possible however to establish new accounts with less famous brands. This can be a great opportunity for profits and is the hottest trend in wholesale buying.

To establish an account with even any brand you are usually required to own “brick and mortar retail” space of a certain size in a good location. Few accounts for Internet retail are awarded.

It is advisable to resort to a local fashion broker to find and setup your new account with good brands. A good broker can recommend a choice of new brands suited to your local market and country.

When buying brand name fashion it is important to be guaranteed of authentic goods. A good broker is the best guarantee in this sense.

Generally speaking, good hints to fakes are: easy availability and low prices. Authentic brand name fashion are scarce and expensive. That is why when goods are authentic you will not find tons of them advertised nor huge discounts.

The Secrets of IRS 1031

The 1031 tax-deferred exchanges that occur for fractional ownership interests, or tenancy in common interests, have a complicated name, but are in fact much simpler than you may think. Earlier this year, the 1031 Revenues Procedures addressed the topic of tenancy in common interest as replacement property in 1031 tax deferred exchanges.

There are many advantages to using tenancy in common interests in order to complete a 1031 exchanges. You can make the interests easier to find suitable replacement property within a 45 day period, allow investors with limited amounts of money to spend to diversify their properties, and to give someone a chance to own a share of property that might otherwise have been too expensive for a single person.

Under the 1031 section, an investor in real estate gain defer gain on a sale by exchanging the gain for a similar property and also meet the specific number of requirements that go along with this exchange. To receive your tax deferral from this exchange, you will need to find a replacement property that is equal or greater to the net sale price of the property that is being sold. All of the proceeds from the sale must be used in the exchange.

If you are participating in one of these exchanges, you must also be able to find replacement property that is suitable within 45 days of the property sale. The title to the property must be taken by the investor in the same manner that he or she gives the title in the sale of the property. The reason for the title requirement is to prevent investors from buying into more attractive or larger properties when they have to buy additional shares or other interests of partnership to complete the sale.

Before this ruling on section 1031, many tax professionals were questioning the fractional interests as replacement properties because it could be seen by the IRS as the investor being interested in a partnership rather than the property. If it was seen as a partnership instead of a property exchange, the exchange would no longer be valid.

Now there are many companies within a niche community that are beginning to make use of TIC interests to have a complete 1031 exchange. All the investors want is a deed for a percentage interest in the property rather than a share of partnership in the owning of the property.

The minimum standards that need to be met for a TIC interest to qualify as a replacement property in the exchange are: the number of tenants in common must be under 35, the sponsor cannot own the property for more than six months before all of the interests are sold, any decision that will have economic impact on the property must be voted on and approved by all owners, the management agreements must be renewable, and the management agreements must also provide for market rate compensation.

1031 exchanges are still a new type of property investment, but as the trend catches on there will be more and more opportunity to invest in this type of venture.

DEX and MDB Two of the Most Oft mentioned and Misunderstood Technologies

It amazes me how frequently I hear people confuse MDB and DEX, as if they are related. Allow me to end that rumor right here. The only correlation between DEX and MDB is that they are two separate and distinct technologies that happen to reside in modern day vending machines.

So what is DEX?

DEX was brought to the industry in the late 1980’s to provide better audit capabilities. The bottlers brought DEX, a uniform commercial code set up across many industries, to vending when they implemented DEX for communications between a route handheld and a grocery store’s computer system. Since many bottler route drivers performed direct store delivery (DSD) as well as service of can/bottle machines, it made sense for their handheld to communicate with the vending machines they serviced as well as the stores.

As often happened due to their size, resources and commitment to implementing technology, the bottlers took the leadership position, and the National Automatic Merchandising Association Technology Committee (made up mostly of engineers and industry suppliers) followed suit, adopting DEX as our industry standard.

DEX is our standard for an ASCII code-based electronic audit file, a way to communicate information such as sales, cash in bill validators, coins in coin boxes, sales of units by selection, pricing, door openings, and much more. It is created either locally by the VMC (Vending Machine Controller often called the brain of an electronic machine) or created by a retrofit DEX device in older electromechanical (dip switch) machines.

DEX is the result of the VMC storing information on an interval basis (the interval of time since the last DEX reading) and cumulative basis (since the VMC was first installed or the machine went into service). The VMC accumulates the data and transmits it in DEX format over the DEX port when requested.

DEX data is quite useful and extensive. It eliminates the need for route people to write what they loaded into a machine on a route card. It also makes it unnecessary to manually input this information into a handheld. But the feature of DEX that gets most companies excited and starting to
